Q: Why is a home inspection needed?
A: Since a home is likely the largest purchase most people will make in their lifetime, it makes sense to find out as much information about the property as possible. By acquiring a home inspection report, surprise repairs and problems that can put your family's finances at risk can be either avoided or minimized. Detailed Inspection Services can advise you on what maintenance will be required to keep your property in top condition. When selling your property, obtaining a listing inspection will point out any potential problems and allow you to address them before listing your property, which will help you have a faster and smoother sale.
Q: How long does an inspection typically take?
A: The average home inspection time is 2-4 hours.
Q: Does the inspection carry a warranty?
A: No. The inspection is an opinion on the condition of the property at the time of the inspection. However, a home warranty on systems and appliances is available at additional cost.
Q: What are some typical things you find during an inspection?
A: No house is perfect... even the best built and maintained homes will always have a few items in less than perfect condition. Some of the more commonly found include:
- ROOFING -- Problems with roofing materials are the single most common defect we find. Usually, it doesn't mean the roof needs replacing, simply that it needs maintainence or repair.
- CEILING STAINS -- Caused by past or present leaks, ceiling stains are very common. It can be difficult to tell whether the stains are from leaks still present, or if they were caused by leaks which have since been repaired.
- ELECTRICAL HAZARDS -- While these are most common in older homes, they are often found in newer homes as well. Electrical hazards come in many forms, from ungrounded outlets to wiring done incorrectly by the homeowner.
- ROTTED WOOD -- Caused by being wet for extended periods of time. It is most commonly found around tubs, showers, and toilets inside, and commonly found on roof eaves or trim outside.
- WATER HEATER INSTALLATIONS -- Many water heaters are not installed in full compliance with local plumbing code. Detailed Inspection Services will catch the problem for you before it becomes are larger issue.
- GAS FURNACE -- Most gas furnaces seem to be in need of routine maintenance, such as new filters or gas company certification at the least. Many have other issues including faulty operation or inadequate fire clearance as well.
- PLUMBING DEFECTS -- Plumbing issues commonly found include dripping faucets, leaking fixtures, slow drains, etc... Even in brand-new homes, it is common to identify minor plumbing defects.
Q: Do I need to be there during the inspection?
A: No, it is not required for you to be present during the inspection, though we do recommend you are present. It is a valuable learning experience for most people and will help you gain the most benefit from our inspection. By accompanying us during our inspection, you have the opportunity to ask questions directly and allow us the opportunity to provide you with maintenance tips for specific areas of concern.
